I'm not from the area and don't have a lot to add on that front, but based on the provided, you're bringing a good chuck of cash to deal, is there any particular reason you're choosing to focus in on only 1 to 4 units, knowing that youre goal is to put together a portfolio of a lot more in a short period of time?

We can find whatever confirmation we need for what we want to believe.Again, I just choose to believe that we will come through just like last time and most likely much faster and without as much carnage to the RE space.

We choose to let our good tenants get a little below market but once they are maybe 10% below market, they get market increase from that point on.
