Before allowing any tenant possession to your property, make sure you have accurate information from their application - cell phones, emails, work addresses and phone numbers, emergency contacts - and take the time to update them when they change.

when I was getting going it was doubly tough be cause we had no cell phones..

We're in a small town where I know all the contractors personally, have their cell phones, know their family, and usually know their home address, so my risk level is pretty low.

Dave, yea I'm on my cell phone so it was hard for me to scroll back and forth to see who said what.

The tenant showed they didn't view me as important, so they made a choice to prioritize say their cell phone, over me.
