Greg Downey Careful on thise fine lines, each and every bank that offers those cards has their own little line that's easy to cross, but they're good cards, and usually they're balance transfer cards, which doesn't offer much in the long run, most only have 1% flat back while others have 1% on everything 3% on this 5% on that, or some 2% flat no limit, etc.Dan Schwartz You could still have asked and they'll give it to you, most managers don't have time to argue outside of their dumptruck paperwork deadlines.

You can't just watch the settlement date come and go without demanding settlement or you may allow the seller argue that it was the buyer that failed to close and as a result the contract is void.

Some will argue that if you buy in markets that don’t do mortgages, that the prices are more stable, which on the surface that appears true, but when the buying pool is primarily international investors with access to cheap credit in the states (until now), investors were able to get HELOC’s on their USA based properties to buy abroad with cash.

I would also recommend The ABCs of property management by Ken McElroy.I know that's a ton to read but they all cover quite a bit about real estate investing in the whole and you'll get a much bigger picture of what's out there.

I would argue there is similar if not more "wear and tear" as people can be tough on items like AC (especially in FL) and furnishings as they are not their own, but there is an upside.
