A couple of questions to ask... do they lock you in for a year or can you terminate the agreement with not penalty if they fail to perform?

However, those losses do roll forward each year until the property is sold. 

Instead, they just keep saying things like "we've never seen anything like this in 10 years of business."

Currently, I am taking a gap year between high school and college and want to use this time to learn as much as possible about investing in real estate.

this is what i have so far: the sell price is around 300,000 (under), I'll be proposing 10,000 down, 30 year loan with a ballon payment of 7 years, 4% interest, $800/monthly payment to seller. 

However through my research i keep coming across this term sneaky duplex where people turn there basements into a unit or block off part of there house to turn into a separate unit. my plan is to use the basement for traveling nurses because you would already have the water and power turned on for them "house is 5 minutes away from the hospital", live in the upstairs for a year and possible house hack one of the rooms.

I am also thinking of just converting to an ADU for a few years and once I have my savings built up going forward with ADU but that might end up being more expensive. 

i bought a property that formerly had a house there for 100 years, but the house was torn down and the property was zoned industrial.
