Unfortunately, not as much as I would like but I always push to get almost too much done.Yea, I definitely agree with your hesitancy concerning the due on sale clause.

This caused a rift between our tenant & the person who didn't pay our tenant back.

In my experience, anyone that has to move in days and shows up with cash in hand is a problem tenant and will cause problems down the road. 

For instance, I don't need an inspector to tell me that my building in Berwyn has old galvanized plumbing that will cause problems.

I’m mostly concerned about the quality of renter and the duration I can keep them in and paying.

Maybe the sub $150k condos don't look as nice and don't have an ocean view but to see such a HUGE range in prices tells me there is something else unique to these cheaper priced condo's that causes their prices to remain depressed.   

You stated to buy another primary would be a step down, seems that is a major concern for you and it should.

I tend to be pretty risk adverse, and it only takes one employer to move out of Troy to cause demand issues.
