Most experienced agents will have a Minimum $amount commission they will work for, and sometimes the buyer agent will have an agreement the buyer will pay extra if they are only receiving a cut rate % from the listing broker, but......these need to be disclosed in writing and agreed to by you Before making an offer.Yes, this is BS if not disclosed/agreed to upfront.

You should write a letter letting the tenant know the landlord has changed and the new address to send rent payments to.30-60 days before lease expires, send your lease with an explanation that you're the new landlord and this is the new agreement.Congratulations on your purchase!
