You'll be closer to 25% down and 4% interest vs 20% down (or less) and 3% interestFrom a tax perspective, you should still be able to write off expenses in the same way, but if you use the property 1 month a year for vacation, then you'll be able to write off 11/12's of your expenses against your income instead of 100%.

One thing that may help is to have your PM write a letter for you (or you can write it) and then you sign it....very basic "Hi, I am NAME of XYZ LLC and I own the property you are renting.

For the HOA boards that I am on, all communication related to a payment plan would have come through the management company as drafted and handled by their attorney on behalf of the HOA.A payment plan that was discussed in writing (email), drafted and signed by you (thus agreed to), and then has been acted upon as agreed by all parties for 7 months (they accepted the payments) - IMHO is effectively "executed".

He said he wants to stay and see if he can find roommate or i can find one for him.which I don't want to involve into.( also I doubt if he still has a job) and I personally want him to leave, sometimes he says like I have rent for next two months, sometime he says my dad is helping with rent etc.. i can ask/tell nicely to him, that finding a roommate may not workout , and ask if he can find some other place, and I can provide the lease termination based on the date they decide to leave.also these kind of discussion are better to do in person / on phone or in writing (email) ?
