To put the icing on the cake, I added a signature line for myself and her roommate (who is actually on their lease) to sign saying that he and I agree they violated the lease on all counts and that he agrees to vacate in within the time permitted.

Not sure what action might be taken, if you bought Owner / Occupant, and have subsequently vacated and converted to investment. 

If I had to eat lunch at a certain time, get to work at a certain time, or ask if I could go on vacation, I would spend my entire commute sobbing.

I should have said served her with a notice to vacate :)

Recently a friend of mine told me about how they handle tenants that vacate the property without telling the landlord.

I would only consider this deal if you were using it more as a second home / vacation property vs. an investment.
