The trends give me confidence that appreciation will continue in the DC/NOVA area though for sure.

They are mostly older homes and need significant renovations if you want to compete with the other Airbnb's in the area.Other metropolitan areas are fine, since you can mostly rent a well-renovated home and just furnish it - but since the homes in JT are always in pretty bad shape, you'd need to paint, maybe replace some floors, maybe install a pool, etc.

I am looking for a rocket shaped bed or mailbox.

Not a long term solution but might be ok for a short period of time or until they shape up or you get rid of them.Any electronic payment will allow a partial payment.

Do you still those trends continuing long-term?

And I'm looking for something that meets the 1% rule (1 month of total rental income *100  > the purchase price + rehab), or if the property is in good shape I'll consider as low as .8% (rental income * 80).I am leaning towards Phoenix because I have family in the area and already have some connections there as a result of another multi-family I already own in Phoenix. 

Am doing research on price and rent trends in the Cherry Creek 80231 area of Denver.

Shaping them would definitely help so they don't look like they've grown wild.  

However, we've found that the majority of the homes are in far better shape than other properties I've seen on the market from wholesalers, REO's etc.
