You have to get title insurance anyway, and no title company is underwriting without doing their own searches, so you're not saving any money doing it yourself and your exposure is tremendous.

Theres good C areas with more tailwind and bad C areas with tremendous headwind)  I can tell you from boots on the ground experience KC investors are tripping over themselves to buy good properties in good areas regardless of A, B, or C.  

Over the past two years, we've done some serious DIY renovation and landscaping work on my fiancee's family home which was a tremendous learning ground for rehab and overall construction skills.

I have a tremendous cleaning crew, and I have an old college classmate I have hired for the day to day communication with guests and potential bookings.

Your strategy and goals sound tremendously similar to my own so it would be great to connect at some point.
