I'm not sure I want to discount any rent because I don't want to set a precedent for rent withholding, but was thinking maybe a $100 gift certificate to a nice restaurant in town makes sense?

Id buy with 50% down so as not to use up all your cash, then proceed to purchase more under valued or cash strapped properties at discount throughout this recession.

If you don't want to increase rents or vacate the tenant then just be willing to take a discount.

If on that same property you put up 20% DP, without the discount, that property would have cost you $24k.
