Do NOT judge the financial health of the HOA solely by their financial report figure for "total assets"...that number only tells about one third of the story.

Oh, BTW, whether or not she has paid rent is irrelevant - you still have to fix HER heat and A/C, or she can call the health department on you (I don't know if broken A/C is considered a health issue in VA - it might be in the South.
