Get a job swinging hammers and learn from the GC!  

Buy and hold guys can be affected by market swings but usually only on paper.

I don’t have to worry about rumors affecting stock prices or high-frequency computers making automated trades that affect a sell-off.

However, the local economy was doing well, the dollar to pound was favorable (we got loans from a local British lender), and we bought slight fixers to live-in and improve, with a goal of selling for a profit and making gains on the currency trade.  

The oft-cited $10k/month goal requires a $3M net worth using publicly-traded securities in a modest balance.  

Eventually we will be trading up to multi-family as we build more capital to work with.Good luck!

I've been keeping an eye on Ypsi for a while, but haven't seen anything good enough yet to pull the trigger.What trades are you needing for the rehab, or are you looking for a GC as well?

My tenants would not be able to swing that.
