I suspect you could have purchased a property in San Diego in 2015 that would be significantly cash flow positive if it was purchased as an investment property and not as a home for you and your family. 

@David Affonso @Chi Wei LinI suspect that a problem you will BOTH face is that an agent who is doing it right will be spending 5x as much time on you as on a rando FTHB that just wants a pretty lawn, but the commission check will be the same.

We know some of them suffered significant consequences from the risks they took.I do not know what percentage of BP users think that current conventional refinance rules that refinance to 70% LTV is risky but I suspect it is a very small percentage. 

I suspect there are some lead inspectors who will be more difficult to deal with than others.

If they suspect it is then you will still not qualify.

You want those terms already in place and they ARE normal for when a property is sold with an existing tenant.There was one exception to that (for me) and it was with an out-of-state wholesaler and I suspect an inexperienced seller/REI. 

However, I suspect you're going to spend more time and money on this while having no guarantee of a win.

But, with 8nterest rates going up, I would suspect that you may start seeing it.

And since you're willing to look down the road 15 years for that anyway I'd really recommend that IRR analysis.I suspect you'll find that a repositioning of both debt and property is going to pencil out way to your advantage.

I suspect the lender will require a guarantee from the property owner despite having a lease with a tenant with good credit.
