Since it seems like you are not quite in the area yet I would suggest following the Pittsburgh forum and setting up keywords for areas you are interested in.

Try to find a realtor who invests in real estate as well or at the very least works with other investors.Hopefully our fellow BP members can chime in and throw in some suggestions that I may have left out.Best of luck to you!

Strong ethics.And beleive me in my 20 years of lending in the Turnkey space I can tell the difference between the low character guys and the guys that will stand up and do the right thing.

I agree with the prior posts that 3 times is more than enough to repair the same screen and it is time for the tenant to be responsible.I suggest a letter to the tenant that amends the lease. 

I suggest you educate yourself like never before and learn everything you can about RE investing.
