If so, it's going to be hard to argue now that the door is suddenly insufficient since it's the same door that was on there when you agreed to rent the unit.With that being said, I do understand your concern.

That's another reason I am a little irritated, because they know I will be paying their June electric bill as well (house meter is actually being installed today), so they know they are not going to pay the bill, but all of a sudden begin to use the laundry.In terms of the recent maintenance requests, I recently purchased this home, so I would agree that I am catching up with things that I missed while rehabbing the unit before they moved in (they are 1st tenants since rehab).

So you have a few units today that don't pay on time, up to a month late at times, or more.. then you double your portfolio and the number of late pays double, then a few other tenants hit hard times, suddenly you go from just a few to most your portfolio is late paying.

So it sounds like the best answer for *me* is to write a dual letter of notice of non-renewal (with wording to allow for default to month-to-month, which is what happens in Washington, from what I am reading in the statutes) along with a 3-month notice to increase rent.That will give them the 90-days required notice on rent increase & hopefully stop any potential sudden "complaints" that would bar me from non-renewing the lease (Washington statutes seem to say if there is an open "complaint" about a rental, you can't evict or non-renew or it's considered retaliation).You know, the more I write, the more I just want to get her out, sell, and buy 3 or 4 cheap properties......I love real estate and rentals, but when it's your OWN home.....ugh.

You're scratching your head wondering what the heck is going on with that unit, where there were never any problems before and all of a sudden they're complaining about roaches and rats and mold and sewer issues, blah blah - and the only real problem is that the tenant wants out of the lease without penalty.
