You can take some of the CF from your investment and give them a gift card to grocery store or something similar on a monthly basis.

I have been selling San Diego condos I bought in 2009 and buying units in KS MO.

It was bought at asking price, no "as-is" clause, and does have a warranty provided by the seller but I don't think that covers water damage.
