I've read up on a bunch of posts about insurance for flips but most of the answers were very specific to the individuals situation and I wasn't able to find the info I was looking for.I'm going to be buying my first flip soon and I don't plan on hiring a GC, only subs.

It is county specific and collects all data in the county.

Since my parameters are quite specific ( NOT, hey I’m looking for a good deal, LOL) the responses rate while low is usually of fairly high quality.

It may be a "Blanket" policy that does not cover a specific address but rather all addresses that fit a certain condition (no coverage, lapse, etc....).
