The seller was a widower, and a Red Hat Society member that didn't want anything to do with REI, so she was selling off her late Husband's properties as quickly as she could.Like I said, I got a great deal...and they both cash flowed ($110 and 60/month)...wow, I thought I was King S___ of T___ Island (looking back, I was...but not in a good way).

Not only will it be waterproof, but 5-6 years down the road it won't shift and you don't ever have to worry about gaps, etc.

It may not be the most ideal BRRRR, but prior to learning about the dirt floor basement and potential shifting back porch roof, was figuring the numbers worked, would be a good learning experience, and the only time to acquire my neighbor house BRRRR wise.
