Now there are no more 0% interest balance transfer offers available from one of my banks.Earlier this year with the help of my “Core 4” team on the ground (see David Greene’s awesome book Long Distance Real Estate Investing), I bought a single family rental property in Indianapolis, IN while living in NJ.

I planned on steering clear of the single family route, but planned on house hacking as soon as I graduated with a 3-4 family using the BRRRR strategy, and I'd like to repeat that for at least a few years, using FHA loans and refinancing at the end of each year to get a few cash flowing properties under my belt.

I'm spending a few months along the west coast of Florida this winter, north of Tampa, and plan to look at single family houses, as well as small multi-family properties.  

Obviously, don't ask every single one of these questions to every single property management company during the initial conversations.

I currently own a 4plex that will generate between $1200-$1500/mo after expenses, and a single family that gives me $325/mo after expenses.

Since this will be a part-time job for me aside from my work full time job, I plan to start small, with just a single triplex or quadplex.

I own a condo which is worth about 160k, and owe 110k.I just purchased a single family residence for my primary residence 3 months ago.

It drives me nuts that I don't have at least a small single family yet,  I'm keeping my eyes open for other partnership opportunities, but I've also realized that I may need to put hustle into helping others close deals to further put myself in position to myself.
