Obviously, this can impact your overall cash flow. 6) it’s important to find an agent that knows the area well and understands how to work with an investor, as the process is very different than buying a primary residence. these are all things to consider, and there is going to be a learning curve associated with the process.

I need ANYBODY AND EVERYBODY who invests, rehabs, and property manages in Birmingham to recommend contractors, agents, management companies, real estate attornies, etc that I could use.

It can get a little confusing when we have escrow, our company, title, the listing agent, lender, etc going back and forth on multiple subjects centered on one property; all over emails. 

I do know one of the hospitals around has a terrible reputation, so that’s not helpful!

Listing brokers effectively become dual agents be default and many investors or buyers (especially at the entry level) will effectively go unrepresented.

I am not a broker or an agent and this is my first house so I'm a little nervous and very anal about protecting myself and the owner. 

I would also just make your advertising and online presence very loud and clear that you are an 'Investor Friendly Agent', or 'The Investors agent', or ' The Investor Specialist. or similar....
