For me - I must have value add - whether that means expansion, increasing rates, occupancy %, moving to automation and managing remotely etc - there needs to be a for sure way I can add value and streamline operations.

I sincerely doubt the NFL Draft will move the needle on the real estate market in Detroit; which is still pretty rough, at least in the city itself

So for all these reasons, I did not feel comfortable with moving ahead. 

One will be my primary residence since I'm moving to Tampa in April 2024 after my apartment lease expires, and the other will be my first investment property. 

I think Mesa /Peoria would be good areas to research since everyone is moving outward.
