Those cities are namely - Holyoke, Springfield, Chicopee - and you can get properties in the price of $50-60/unit count with rents in the $900-1200 range for 2/3 beds.

From your post it looks like you are under the 80k range, which either means you are in the south side looking at single family homes or in the suburbs looking at condos.

Simply put, the margins are small for the builders which means the current homes in that lower price range are going extremely fast.
