A manufactured home is built to federal HUD standards and will have a HUD seal (small aluminum tag) attached to each section of the home.

Arizona has higher standards for teaching real estate than a lot of states do however, so I would check out the requirements locally, in some states in's really easy and can be done in a week.

As mentioned as an agent you are held to a higher standard.

I am not interested in selling the home as it is in a good rental area, I have a quality property manager, and the unit has had a low turn-over or at least a very quick turn-over each time a tenant departs.

And local investors I've spoken with outside of this message board disagree with that rule as well.We'll see how naive and foolish I am, but I would imagine renting to higher quality tenants with higher quality finishings results in lower expenses.

When going through an standard escrow the title company can't forget to record the deed as the way it is set up is the actual recording of the deed signifies the close of escrow where all parties are made aware that title has transferred to the buyer.

If not, there are other ways to earn a quality income (like real estate!).
