I would like to start with a small flip or rehab, preferably between 250-300K purchase price, while I get more seasoned and rise more capital. 

The purchase price stands at $229,000 with an estimated rehabilitation cost of $50,000.

In August of last year I purchased an empty lot in an up and coming area of Chicago.

Assuming you’re going to need to put 25% down on any entail purchase I would MUCH rather have 1 $400k home than 2 x $200k homes.

Next purchase ask for the original applications of the tenants, if they can't be produced, we usually have them fill out new one.
