I am a little confused or just want to clarify the responses....I am in the process of converting previously amassed 401k (developed through W-2 employment) to a solo/self directed 401k (an LLC - as I am now a consultant/1099). 

Are the properties insured properly?

Being “properly zoned” is only part of the issue....two units may have other restrictions such as different set back requirements, additional required parking, etc.

Rinse and repeat.I moved out after two years for no other reason than their incompetence in properly fixing my HVAC.  

Maybe you're good at developing relationships, raising capital, property management etc.

Should I expand the search radius to find other duplexes to do a proper analysis of the comps?

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

Make sure you get proper proof that the animal is a legitimate support animal (i.e. get a verified letter from the psychologist/psychiatrist, call the office of the psychologist/psychiatrist, etc.).Hope this helps!

I've decided to look up properties in a specific area that are tax delinquent to develop a list I could cold call.Direct mails seems out of the question for now until I get a few deals out of the way to fund a proper campaign.My process is as follows: A) List all properties that owe a certain amount in taxes where I feel there may be motivation to sell (ex. 8k owed & up).
