My fear is that if we use our money then if something happens we would not have cash if needed.

He says he feels bad taking their stuff out of the dryer and putting it on the floor, and he also doesn't like to touch belongings that aren't his for fear of being accused of stealing. 

At this point, drop this on the landlord to handle but know that your personal responsibility is report crime to the police and violations of your lease to the landlord.And, quit living in fear and anxiety.

I recommend that you read both of David Greene's books, and hopefully that will get rid of the mystery and fear of out of state, just like it did for me.

If you fear they are going to trash the place, you might even offer an incentive to move out.  

However, my fear is that it will cause a breach in the lease agreement.

However, they should always be doing it in an encouraging manner, speaking life into you and your vision, purpose, priorities.Also, for me, I find some of my best accountability partners are people who are wired in a different way than I am, and as such they help me get out of my comfort zones, overcome my fears, and stretch the limits.

5) I can honestly say the best part of investing was initially my greatest fear; talking to people and sharing information.

I think a lot of my (and other newer investors') reticence or hypothesizing is the fear of committing.
