Landlord Question - Rent the Garage?

Hey BP! I have a question!!!

I have a rental property that is doing quite well for me with my monthly cashflow. I have a one year lease that will renew in June but I had an opportunity come up that I don't really know how to handle.

I have a detached garage that is apart of the lease agreement that gives the tenant full access to, but they rarely use.

The next door neighbor called me to see if she could rent it out from me! However, my fear is that it will cause a breach in the lease agreement. Should I just wait until the end of the lease to draw up an addendum or is there a way to get rent it to the neighbor with the current lease agreement in force?
