The problem will be that if she only qualifies for a 2 bedroom unit based on her family size, then the most the Housing Authority will pay is whatever Fair Market Rent is for a 2 bedroom.

I have what I consider an interesting scenario and I am curious to get some coaching/thoughts/feedback from fellow BP members:I have a seller who wants to get out of her property (4 family in Cincinnati, Ohio), but ultimately wants more than it’s worth (in my opinion), but she has great equity so I offered her full price if she was willing to seller finance the remaining portion at 0% for up to 3 years so that I could easily refinance and get her paid off later.

They can sit down with you and explain the legal benefits between different types of organizational structures; LLCs, Corporations, Professional Liability Corporations, special Statutory Corporations available in your state, limited liability partnerships, general partnerships, etc.There is no one size fits all, and an LLC may not even be in your best interest.

Personally I would take a portion and use a few lenders to do multiple rehabs and flips and then loan the other portion of that money so that way it can multiple faster
