While watching a BP video on YouTube a few weeks ago, I heard Brandon mention a technique he uses for making an offer that I really liked.  

When people come to me with ideas I know from the start that most people don't have a clue about managing properties, how to repair them, how to find and evict tenants, how to do simple math to know where they are going, how to do the books and after one or two insignificant problems with tenants they hate tenants with a passion and they hate the rental business.I see a high percent of people wanting to get rich in the real estate business, but my opinion is that is the worst way to think when it comes to making money.
