I'd subtract the penalty (if it was outlined in your lease, that is) and any damage from the deposit and move on.Surprised you are getting lower rent, rents are skyrocketing in SW WA.

a business plan is a document that outlines for you, lenders, investors, etc your approach and strategic direction.

Plus, there were podcasts about business development that outlined important habits for success.  

I've also rehabbed 3 houses that I lived in (turned profit on 2 of them and are outlined in my profile).

Again, just depends on where you want to invest & what your goals are, not to mention the amount of money you have to invest.Once you have that outlined & defined it will help you decide on the area.

With the outlines of an agreement, I've started talking with real estate lawyers experienced in multi-family property and land contract financing.

I have asked for an esstopal letter as well as a written statement from current owner outlining the verbal contract.

Having read several of the boards here on BP, I have seen that going to local REIA meeting is highly suggested, so I am attending the AZREIA - Phoenix meeting on 5/12.Given that I am new to the industry, I would love as many suggestions about my three initial goals I outlined above and how to best accomplish them.
