The SFR has two markets: Owner Occupied families and mom-n-pop investors.If it were sold vacant upon COE, the you could expect offers from both markets, whereas if the lease is still in effect at COE, then either you need to entice the leasee to move out OR you will restrict your offers to the Investors.DO NOT EVICT - - no fault eviction would cause YOU to pay a relocation fee to the tenant(s) which can approach $10,000.

A 3/2 that rents for $1800 in east San Diego probably should use higher cap expense than the 3/2 that rents in North Park for $2900 because the tenants are likely to cause more wear n tear.

Rather than glued down planks, you can get planks which ship-lap with a "glued edge" - they are glued to one another, but not to the subfloor.Some of the "glue down" commercial vinyl plank do not require smearing glue across the subfloor, but has the adhesive already on the back of the plank ... it goes down kind of like peel-n-stick tile.
