Probably not, possible, but probably not.So, for that highschool kid insisting on playing with major players will probably lead to alot of frustration, IMO.Personally, I have been there, everyone has their first deal who has done commercial transactions.

My goal is pretty straightforward (if self-serving) but I would like to replace my girlfriend's income (within 60%) so she can attend law school full time instead of the current nightmare of full-time job+kid+law school.That being said, I've never done a deal.

Automatic disqualification (I'm kidding, but still...).Regarding luxury vehicles, we don't own any (we have a 10 year old Silverado and 7 year old Camry), but not because we couldn't afford one (or two).

Seller merged the utilities because he had tenants in the past not pay utilities and in Ohio the utilities don't follow the tenant. the building owner eventually has to pay them to turn them back on. this was to alleviate that issue of tenants opening utilities with their kids SS# and not paying the utilities.

Owner financing (where you create a note and mortgage or deed of trust) to pay for a free and clear house is a way to give the seller their price but pay a cash flow for their equity.What I have done in the past is to make a payment to the seller that is 70% of market rent (say 700 payment compared to 1000 market rent) over a certain number of years til paid off.The seller gets 100% of their equity but I get no bank financing.If the sellers are seniors and looking for retirement monthly cash flow, this note can be like an annuity, that can be an asset in their will left to their kids.
