An example of a reason to talk to them might be "Cash For Keys", to offer them a chunk of cash to leave instead of going through the eviction process.

It seems to offer both conventional loans as well as DSCR loans which you can get based on the income of the property.

I've studied 100s of offerings, probably 300 or more. 

If I don't sell the rental, what kind of lenders offer loans so I can buy back the other portion that was gifted to the nonprofit?  

The seller may be offering to sell the property on a contract for deed, rather than a transfer of deed.
