I worked full-time in a variety of sales positions while going to school and missed out on the "college experience" but I'm glad I did because it allowed me to graduate with no debt and quite a bit of real-world experience that has helped me in my real estate business.

So, good news is that you're already all set with a great mortgage relative to what you'd get today.Bad news is another 500 people in the mortgage industry that always focused on rate/term refinances, rather than purchase business, just lost their jobs, because you are far from the only one in that position.

So if investors were buy and hold investors that were cash flowing, then they were in a better position than other types of investors.

The seller will have to be in second position to the VA loan and the VA may consider that payment in your DTI calculation.

As soon as we found out instead of feeling sorry for ourselves we immediately started problem solving and figuring out how we were going to beat this thing and how we were going to maintain financially since my doctors were telling me I wasn't going to be capable of work.From February 2015 to December 2015 I was put through the ringer with chemo, stereotactic radiation, surgery, and some more chemo.  

You're probably in a better position, being a GC - but still, the success of a deal is usually determined before any work ever starts, so you just have to find the right deal.

It's obvious this is something that will be an inconvenience and you'll write your leases in a way that protects you from having a tenant trash the place to make it look like you're not maintaining the property.
