Hey @Max Kulishov, it's not a bad idea - I've done remodels on almost every place I've lived in, and the cool thing is you get to enjoy the renovations, you might have to do some minor repairs prior to moving out but nothing like doing a huge remodel + you can slowly renovate at your own pace rather than having to invest large amounts of money at once. 

It’ll be a 1-2 yr payback on the conversion cost, or even less if you need to restore the pool in the first place.

I don't see much opportunity here unless you can negotiate with the lender to have them take less on the $155k (do a "short sale").Love any and all thoughts on how you guys would take down these deals. 

I rent a car on Turo that never used to sit longer than a day, and out of the past 2 weeks, it's only rented out 2 days.

I have ran numbers and the property is only worth 220k to me (100k lower than estimated market value).

Distilling this down, given your investment goals: find a house to move into, ask for seller credits at closing.  

So the work is harder than managing your own rentals.As others mentioned, maybe you could help a local PM company in the area or, of course, you could start a PM company based on your state licensing requirements. 

Should it be done more than once a year? 

Your time is better spent doing a deal than it is figuring how much money you might make if you did deals.
