@Bill Brandt - landlords and investors are still required to complete the disclosures in the State of WA… some just answer “I don’t know” but most still provide information to the extent they are aware (I am sure an investor would know if the roof has been leaking for the years as they’d be paying someone to fix it)

Not familiar with whirlpools but it seems to me that they can potentially leak from more places and the entry height is about double that of a typical tub measuring 24".

You'll never know if there are leaks under the sinks, leaking water heater, excessive damage smoking, unauthorized tenants, etc. if you depend on the tenant to let you know.

Look at the siding many times a problem with aging buildings with cheap TI-11 and leaking windows, roofs etc.
