Of course during the sale of the property, the owner said all tenants pay on time, etc. but he revealed at closing that one of the tenants had not paid for that month.As written in the lease she signed with the previous owner, there can be a late fee assessed for this late rent.

No problem to pay off the original note first to keep everything clear, but still not sure the best way (or if it makes sense) to add an equity partner after the fact on the other property.I have an entity I can use if needed, but could I put the property in it as a single member LLC and then "sell" him an equity interest later without triggering major tax or legal issues?

Welll, Rick, that's a good idea to follow Ken's advice.I seriously doubt you'll find an independent mortgage originator that is compliant, you might find one who thinks they are, but if your note blows up later on, you'll find out.You should get with Ken about MH financing, I don't say that very often about folks on the  internet, so take that for what it's worth, and it's worth a lot!

Also, a custodian company told me that UBIT income for an IRA (as opposed to a Roth IRA) is essentially taxed twice: when you make the income, and then again later when you withdraw it from the IRA.
