If there is a PG, then I recommend looking to start selling some off ASAP as the longer they are in default the accrued and default interest clock keeps ticking.

As long as your friend has no business or family relationship with you, you have possibly started a correct 1031 exchange. 

Also start looking for deals to see if selling would beat what you are earning now, if it does not then hold till something good pops up. 

Some offers might get ignored or outright refused, but all it takes is one offer to get accepted or countered to start negotiations.
