Yea I am a account manager in commercial HVAC industry so I realize how abstract a question it is but I really appreciate the ball park of your experience and the feed back!

Also this doesn't account for Taxes and Insurance so its even less of a performer.

As a new agent, you need a brokerage who will, first, teach you what it takes to be a successful agent in your market and, second, hold you accountable on a daily basis.

I can do a variety of things involved with remodel.

My background is in technology (first as a programmer and now as manager) and my wife's background is in finance and accounting.  

Often they have so much work they drop your home flip and go the next smaller job and then come back.In most cases you are the general contractor coordinate different tasks and heavily involved on a daily basis to see it gets completed. 

I like to see young people get involved early in life and learn the cash flow game, best to learn in real estate.

So I am new to the site, and thought I would get some feedback regarding the lending process and flips.There are some creative ways and I would love to hear from people on their experiences.I have been involved with numerous flips, but I am looking to now do my own.
