Oh, @Eric Mcginn you might avoid the county tax if you are in Big Bear CITY (note, not all of Big Bear area is in the incorporated CITY, so be careful). 

One thing that I can tell you and I can't stress this enough, is that you need to physically go to Huntsville, drive the streets, and break bread with the people you are working with.   

My current W2 job requires that I travel OCONUS for extended periods of time and I am not able to be present physically a lot of the time. 

All of the people that sign should be at the bottom of the lease and any addendum sheets.Did you speak to your insurance company about covering for the physical damage?

Construction, building physical things, and mechanical work has been a weakness for me. 

I realize there are many ways of achieving this - some that I am already working towards - but the challenge of real estate has the additional allure of managing a physical asset in the world.My goal right now is to learn as much about real estate as possible and purchase a duplex/triplex by summer 2020 so I can move out of my current rental and use my future tenant's rental payment to help pay loans and expenses.If you're in the Chicago area or have/had similar goals as mine, I'd love to hear your stories.

Separation doesn't have to be a physical separation. 

Also it's amazing to see what other investors are doing without being physically there.
