@Brian Pulaski Don't worry those numbers are completely inaccurate...nobody can do a full permitted roof replacement with all materials and all labor by a licensed professional for a $150 a square...impossible unless you are getting the materials for free..240 a square would be like the deal of the century and 300 a square is the norm.

Maine is a a very tenant friendly state, and it is almost impossible to evict on the kind of basis that you describe (such is considered a "no cause eviction" and can be challenged, often with success).

I know it is theoretically possible to get anything to cash flow if the numbers are right, but the premise of David's book is that there are places where it is nearly impossible (like where I live in California) and places that are much, much more favorable (where the 1% rule is common and price-to-rent ratios support buy-and-hold).
