I realize the treasure hunt can be fun to try and find an untapped market, it just may be hard to get reliable data on your own.

Needless to say we bailed out of the deal and are now on the hunt for the next property.

Welcome to the most fun and sometimes frustrating part of the process: the hunt!

The farm is no longer providing you food, you need to go out now and hunt for it yourself which takes a lot more work and those who go hunting will continue to feed their families (get the deals)

If you don't want to go to the library, hunt for a couple of books and spend a couple of weeks reading them for one hour every night, maybe you aren't really serious.  

As an OOS investor, a solid PM is KEY, which I am also in the hunt for, preferably a smaller company.  

I just closed out my 401k, waited for the funds and hunted for the right property.

So how do I wait/hunt well?
