But now, its been DAYS and the escrow company has been asking for the End Buyers entity docs so that they can roll out the escrow instructions for closing and the End Buyer has been non responsive.

Don't get me wrong; there are plenty of issues/problems/quirks that old houses have that new houses don't, and an old house can obviously have hidden problems and big repair/maintenance bills too (which is why you need a strong due diligence process)...but, the point is: a new house is not a foolproof solution to repairs/maintenance (and in some cases, a brand new house can be a much bigger gamble than an older house!).

For water issues, it depends on the type of unit and the type of water problem.For example, in SFR, there is only one tenant and that tenant is instructed by me as to the location of the main water shut-off.

I just have 5 standard messages: Initial welcome, check in instructions a week before they arrive, a quick check-in the morning after they arrive and check out instructions the night before they leave.I use Pricelabs to automate my pricing (although Vrbo isn't fully automated yet).
