The Solo 401k is only available to folks who are self-employed and have no full time employees.  

@Larry ImMany Solo 401k plans are opened for people who do the same type of work as both an employee and a consultant or a contractor on the side.

If you are self-employed and have no full time employees, you may qualify for the Solo 401(k), which is a very nice self-directed retirement plan format.If you are considering using retirement funds in a syndicated investment, be sure to review the situation with your tax professional (or find one who specializes in this area - several here on BP).

When demand outpaces production (during a boom economy), business owners need to INVEST money into things like factories, equipment, increased inventory, a layer of employee management, etc. 

Also the property management try to move it to someone else, so you can focus on expanding your business, and not being an employee of the business.

Example: A tenant submits a "task" but a system administrator (you or an employee) has to then create a work order from scratch, reassociate the work order back to the tenant task and then assign to a technician.
