I've had broken windows, paint, and plumbing items flagged for repair but never stairs; although I have seen some really poorly constructed staircases and it's not terribly surprising to me that something like that could get flagged.Ultimately It's negotiable with the seller, although you should come to terms with the fact that you're an FHA buyer, and the seller would not have this issue with a conventional buyer; it entirely depends on your circumstances whether this is actually something the seller should pay for or not. 

I know they have a 10% preferred return, but what is the actual average return they pay?  

In addition, we had to Quiet Title (via courts) because TWO of the existing residents in this unfinished subdivision would not sign lien waivers they had against the former developer who left the road a mess - I tried to take the quick route, but they were stubborn and didn't trust me (I guess?) 

I'm guessing around $1600 in this neighborhood easily.

The market already always could list at $1 co-op but very few actually did that, sellers also could always list with flat fee $500 MLS agents but most know the value of good agents and rarely did that.

You  gifted amounts to son but did your CPA actually set this up?

I guess I need to go back to her with some additional questions on what exactly she'd be compounding/selling.
