How does Vis Major compare to Brickway? 

If all the comparable houses in the neighborhood are flying off the shelf for $100k in a matter of days & you offered $85k the agent wants to hear your understanding or reasoning as to why.

I would say out of state is find if you have some partners , a pm company and on the ground support setup at the locale.

Seems to me like rent has come down a little bit compared to last year or the year before.

With the permitting, it'll likely be at least a year before you can break ground and another six months or more for the work to complete. 

Hard to scale a home buying business nationwide without local knowledge & infrastructure on the ground.

I compared everything to it.  

It might be different in your market but in a lot of places there are just more people moving in the summer, so you would have a larger tenant pool to choose from, compared to the winter when fewer people are moving. 

Also I am interested in working/helping out with anyone who needs "Boots on the ground" or anything done for multi-family or Single family rentals in the Memphis area since currently I have more time then capital and my goal is to secure my first property (2-4 plex) via an FHA loan by this summer.
