(I found some land that would be a good fit)Do you just purchase a multifamily home and rent it out?

Neither of us have done a deal as of yet, but he's already found the capital to do so and he's real close to finally starting. 

I've read through the contract particulars more tightly since my post - and found another area that addresses it immediately: "In the event Buyer and/or Seller choose not to purchase a HWPP prior to recording, this paragraph shall serve as acknowledgement Buyer and/or Seller wish to waive their right to purchase the plan."

I have found that Hope-To-Get Lucky Buyers never get off the fence because of fear.I helped 1 investor in 2016 find a duplex.

I found addresses of tax delinquencies in the area and mailed my letters out.

Contracts were sent out and I was about to sign but I found out on my own (it was never stated in the listing) that this house is mandated by the town to be raised and my offer did not take that cost into consideration.

Purchase price: $45,000 Cash invested: $60,000 Sale price: $135,000 This was an estate house I found through one of my clients while helping him sell his primary home.
