It's revival has been predicted for years but it is still very, very rough there.

If you're not too familiar with Vegas, the properties you may want to stay away from are the custom homes because they're not as predictable in terms of ultimate sales price and days on market.

Just wanted to get more advice from the community and local investors about these two markets and predictions in 2017. 

@Chris Martin What do you think are the key leading indicators to predict a shift in the market?

It has appreciated by about $120,000 in the past 2 years which no one would have predicted but you can find that some places in California too.

With the value adds done, I would predict the ARV to be around at least $350k, but this is being conservative and not factoring the rent increase to the value. 

All the realtors I spoke to are upbeat about everything (predictably). 4) Are there other nice areas that anyone can suggest to consolidate at the $750k price range away from Chandler/Gilbert/Queen Creek? 

More importantly, history cannot predict the future because there are too many changed variables.

No one can totally predict that but there is the potential. 

I did look future prediction of crime rates through some gov and other websites but I could not find any predictions 2) Good point.
