And although our numbers are up, it still takes an excessive amount of work to find these opportunities on a consistent basis.Anytime I'm in a rut in my quest for deals, I always remember that thing my parents told me, that so many other kids heard from their parents growing up too: "It's not what you know, it's who you know."

Especially if you give the tenant no opportunity to cure.

Buuuuuuuuuuut many investors get greedy & try to buy the cheapest possible homes in the cheapest markets in the country in an effort to get more "cash flow" I've seen investors pass up awesome opportunities to buy high risk stuff because they would "cash flow" an extra $50 per month.....................$50 per month?

@Jimmy Domer, when you're contemplating a diversification exchange (going from 1 to multiple properties) you are creating several opportunities for yourself. 

@Aaron Taylor Deal flow is king in this market and you either dedicate the time and money into marketing to put hundreds of potential opportunities into the funnel or you invest with someone who has it. 

You can't become emotionally attached to anything in this business because that's when you lose out on opportunity and money.

I plan to invest in other states too, if I find the right opportunity. 

You'll have those opportunities in CA as well. 

Check out the Spokane market, some great opportunity with very low vacancy rates.
